1. Organize the PCMG to be assigned in the Project.
2. Prepare and implement the Project Management and Execution Plan.
3. Monitor and ensures that the PCMG assigned to the Project performs all their
duties, job responsibilities and functions.
4. Monitor and ensure that the PCMG proper implementation of a Project
Management Control System for the efficient management of the Project,
Documents and Data including all the necessary temporary facilities,
hardware and software required at the project site offices.
5. Perform design reviews, monitor and ensure that the PCMG conducts Design
Reviews during each phase of the design period with reference to
international and local codes and based on sound construction practices and
submit review comments on a timely and comprehensive manner.
6. Perform inspection works, monitor and ensure that the PCMG also performs
pre-construction, construction and post-construction inspection works, keep
and update inspection records of all findings and submit corresponding reports
and recommendations.
7. In close coordination with the Quantity Surveyor, evaluates, checks Bid

Documents to ensure proper selection of contractors and suppliers for their
services and products
8. Conduct/attend the regular weekly or bi-weekly (twice a week) coordination
meetings with Design consultants, Contractors and suppliers to effectively
manage and efficiently control the design and construction work progress, the
quality of design and construction work, ensure conformance to construction
schedule and the coordination and inter-phasing of all works for all building
trades and services.
9. Monitor and ensure that the PCMG and the Design Team reviews all
drawings, technical and performance specifications and all the Contractors’
Work Program and Method Statements/methodologies, anticipate potential
problems and propose feasible solutions to mitigate probable delays, defects
and non-conformances.
10. Review and check shop drawings/submittals prior to submission to the Design
Consultants rendering the actual works, and prior to issuance to the
Contractor. And ensure compliance of the Contractor with the approved shop
drawings.
11. Review and check As-built drawings, Operating and Maintenance Manuals,
and other close-out documents.
12. Review the inputs and outputs of all the members of the PCMG assigned to
the project for proper evaluation of their performance.
13. Check the Project Schedule generated for the project for correctness,
accuracy and logic.
14. Monitor and ensure that the PCMG Safety, Health and Environment Team is
enforcing the Site Safety, Sanitation, Health and Security Program for the
Project.
15. Review records of Non-conformances and Defects List and monitors
repairs/close-out activities within approved time frame.
16. Review the Quantity Surveyors’ work in the preparation of Tender Documents,
Contracts, Bills of Quantities, Cost Estimation, Cash Flow Projections, Cost
Reports and Detailed Accounts for the Project.
17. Review and comments on the Monthly Progress Reports prepared by the
Consultants, Contractors and the members of Project
Management/Construction Management Team.
18. Prepare PCMG’s Monthly Progress Report of the Project (collective reports
from the Project Team with Executive Summary) for submission to the
President & CEO, and VP, Project and Construction Management.
19. Must be familiar with all Contract Documents, Mail/ Correspondence Types
and project and construction management forms which may include but may
not be limited to the following:
a. Design Documents from Concept, Schematic, Design Development,
Construction Documents phases

20. Provide advice to the VP, Project and Construction Management and the
Project Manager on contractual implications for each change order or design
variations including effects on Contract Time.
21. Review Contractor’s contractual stipulations in terms of construction
requirements on site.
22. In close coordination with the Quantity Surveyor, evaluates, checks and signs
interim payment certificates and Monitor and ensures the timely processing of
all claims for payment from consultants, contractors and suppliers.
23. In close coordination with the Quantity Surveyor, evaluates and submits
recommendations and reports on Change Orders and Variation Claims.
24. Liaises with 3rd Party Certifying Entities, Utility companies and Government
Agencies to secure necessary Building Certificates and Quality Tests
Certificates.
25. In close coordination with the Property Management Group, monitor and
ensures the smooth and timely handover of completed portions and/or the
entire project to the client(s) or Unit Owner(s).
26. Prepares weekly activity report and two (2) weeks look-ahead schedule for
submission to the VP, Project and Construction Management and the Aevery
Friday of the reporting week.
27. Prepare semi-annual and annual evaluation of the performance of all the
members of the Project Team, the Designers, the Quantity Surveyors and the
members of the PCMG assigned to the Project.
28. Other duties and tasks that are deemed necessary to effectively and efficiently
perform the functions and responsibilities and diligently deliver the services of
a Construction Manager.
Education Required At least a Graduate of Bachelor of Science in either Mechanical or Electrical
Engineering.

Skills/Experience
Has been directly involved from the start until completion of the design,
construction and handover of at least two (2) high-rise and two (2) mid-rise
buildings (at least 30 and 10 stories high or at least 100,000 square meters of built
area) as Project Manager / Construction Manager for MEPF.
Must be proficient in the use of Computer, MS Office and Project Scheduling
software.
